Highlands Village

321 single residential homes
This GAP market development of 321 single residential homes were targeted at persons earning a monthly household income of between R10,000 to R15,000.  Home prices ranged between R350 000 to R419 000.  Units were constructed using the Moladi Aerated Mortar System and conventional brick and Mortar.

Morgen's Village I & II

MORGENSVILLAGE II OPENING
330 new homes
The Morgen’s Village precincts I & II, situated within Mitchell’s Plain, comprise out of 330 subsidised homes.  92 Units were completed and handed over in November 2005 with 238 units completed during May 2008.

The homes were financed by accessing the institutional government subsidy and making use of a top-up amount which is repaid through an Instalment Sales Agreement (IPA) over a period of 12 years.

All houses consist out of 2 bedrooms, combined kitchen/living area and a bathroom with ample space available for extensions.  These units are seen as “start-up” houses, targeted at individuals qualifying for state housing subsidy as well as a top-up loan.



Royal Maitland I & II

Award Winning Development
Royal Maitland Phase I & II is a sectional title project developed in Maitland that has seen very little urban investment over the last few years.  The concept behind the project was to build affordable inner-city housing.  The project was intended to meet the needs of buyers in an income bracket that is excluded from subsidies but unable to access the private market.  The project had to deliver a special and desirable housing solution that fitted into the City of Cape Town’s integrated development plan and the Company had to show that it could develop stock cheaper than a private developer, provide a social framework to allow this project to succeed and still deliver quality affordable housing.

Although this is a sectional title scheme and not a social housing project, this scheme shows what can be done.  It is easily conceivable as a social housing scheme in its layout, design and contribution to the renewal of an urban area.

The project is centrally located to the Central Business District (CBD) of Cape Town (±10km) in the neighbourhood of Maitland that has traditionally single storey units on medium size plots.  Royal Maitland was the first new big project to be built in this area for 20 years.  With the modern low rise approach, the complex fits well into the urban fabric of this area and provides a fresh focus.

As a SAHF award winning development, this project offered 168 and 100 sectional title units, 24 hour security, laundry facilities and a safe playing environment for children. Units consist out of 1, 2 and 3 bedroom loft apartments with ample parking and private open space.

Dan Pienaar Circle

A comunity coming together

CTCHC acted on behalf of the City of Cape Town as implementing agents for the first land restitution project in Cape Town.
 
The 36, two bedroom units have been constructed by means of a Light Weight Steel Frame System, within the neighbourhood of Plumstead. This is the second project by CTCHC, making use of innovative technology.


This system allowed for significant consumer savings, elimination of wet trades and a significant reduction in site supervision and on-site cost.




Legacy Villages

Greater Cape Town
2473 Free standing and duplex houses in the greater Cape Town area were respectively built by the Company and inherited from the City of Cape Town. These houses have shown signs of poor quality and the Company embarked in 2006 on a rectification programme to rectify any structural defaults.

A forensic audit conducted by the NHBRC was subsequently commissioned with the Department of Local Department and Housing making available funds for this rectification process.

The above rectification has been completed in 2009.
